Egypt’s ambitious Forbes Tower is set to redefine the skyline, with plans to rival the iconic Burj Khalifa. Designed by renowned architects Adrian Smith and Gordon Gill, alongside a facade crafted by BMW’s Designworks, the 50-storey tower will rise to 240 meters, featuring the world’s fastest elevator and the tallest central atrium globally.
Magnom Properties, the Egyptian-Saudi developer behind the project, is investing $1 billion into this landmark development, which aims to become the first net-zero tower in the Middle East and North Africa. Chief Investment Officer Ahmed Kassem stated, “We reference Burj Khalifa a lot… We want the Forbes International Tower to be a beacon of hope and progression for Egypt.”
Located in the new administrative capital east of Cairo, the tower symbolizes Egypt’s modernization efforts, reminiscent of Gulf mega-projects. The capital, initiated by President Abdel Fattah El Sisi, features massive infrastructure, including the defense ministry building larger than the Pentagon and plans for an expansive airport.
Forbes Tower will be situated near Africa’s tallest building, the 394-meter Iconic Tower, and will be accessible via what is projected to be the world’s longest monorail. Despite ongoing construction amidst economic challenges, details regarding the project’s financing and overall costs remain vague, with estimates suggesting a total project cost of $58 billion.
Kassem expressed confidence in the capital’s future, highlighting that government ministries have already relocated there. He envisions the tower attracting foreign embassies and businesses, with hopes of tenants moving in by 2030.
Developed in collaboration with the team behind the Burj Khalifa, the tower will feature 85% Grade A office space, along with a shopping center. Plans for Forbes Park and a helipad are also underway, along with a six-floor underground parking facility for 2,200 vehicles.
In its pursuit of sustainability, the tower aims to generate 25% of its energy from solar power, supplemented by green hydrogen. Dynamic shading reflectors will optimize energy efficiency throughout the day.
Despite Egypt’s ongoing economic struggles, including high inflation rates, Kassem remains optimistic. He hopes Forbes Tower will inspire hope and symbolize a brighter future for the nation, much like the Burj Khalifa did during its own turbulent times.
